Lazy Lobster Cabins and Cottage – Terms & Conditions of Stay
1. Acceptance of Terms
By making a booking and staying at Woodsmoke Cabins (“the Property”), guests agree to comply with these Terms & Conditions. The lead guest is responsible for ensuring that all members of their party adhere to these terms throughout their stay.
2. Check-In and Check-Out
* Check-in and check-out times must be adhered to unless otherwise agreed in writing.
* Early arrivals or late departures will incur additional charges.
* Guests must leave the cabin in a reasonable condition upon departure and all rubbish placed in bins at bottom of the steps.
3. Occupancy
* Only the number of guests declared at the time of booking may stay at the Property.
* Visitors who are not included in the booking are not permitted without prior approval.
* Parties, events, or gatherings are strictly prohibited unless expressly authorised.
4. Guest Responsibility
Guests are responsible for:
* The conduct of all members of their party.
* Any damage, loss, breakage, excessive cleaning requirements, or additional costs resulting from their stay.
* Ensuring all facilities and equipment are used safely and appropriately.
Any damage caused to the Property, furnishings, appliances, hot tub, outdoor kitchen, grounds, or any other facilities will be charged to the guest responsible. Charges will include the full cost of repair, replacement, cleaning, loss of income, and any associated contractor fees.
5. Loss of Keys
* Lost, damaged, or unreturned keys will incur a replacement charge of £150.
* Additional charges may apply if locks need to be changed for security reasons.
6. Outdoor Kitchen (Gas)
* The gas bottle for the outdoor kitchen must be turned on and off directly at the gas bottle.
* Guests must ensure the gas is turned off at the bottle after use.
* Any damage caused by misuse of the outdoor kitchen or gas equipment will be charged to the guest.
7. Hot Tub Terms and Safety Rules
The hot tub is provided for guest enjoyment and must be used responsibly.
Guests must:
* Replace the hot tub lid immediately after use.
* Always shower before entering the hot tub
* Follow all safety instructions provided.
Guests must not:
* Remove clothing or swimwear in the hot tub. Loose items can be drawn into the filtration system and cause damage.
* Enter hot tub with fake tan or make on face or body
* Use glasses, glass bottles, or any breakable items in or around the hot tub.
* Add soaps, oils, bath products, bubbles, chemicals, or any other substances to the water.
* Allow children to use the hot tub unsupervised.
* Enter the hot tub while intoxicated to a level that may compromise safety.
* Must not enter the hot tub with sand on body or hair as this results in a filtration blockage and guests are subject to a £250 repair fee
Charges
* Damage to the filtration system caused by clothing, swimwear, sand or other items being sucked into the system will result in a minimum £250 repair charge.
* Professional cleaning required due to fake tan, glass breakages, contamination, misuse, or any prohibited substances will be charged to the guest.
* Any repairs, water replacement, call-out fees, or specialist cleaning costs resulting from misuse will be charged in full.
8. Smoking and Vaping
* Smoking is strictly prohibited inside the cabins.
* Guests may smoke outside only and must dispose of cigarette ends responsibly.
* Evidence of smoking inside the cabin will result in additional cleaning and deodorising charges.
9. Noise and Respect for Other Guests
* Quiet hours apply between 10:00pm and 8:00am.
* Guests must respect neighbouring guests and surrounding properties.
* Excessive noise, anti-social behaviour, or disturbances may result in immediate termination of the stay without refund.
10. Fire Safety
* Open flames, fireworks, sky lanterns, fire pits (unless provided), and other hazardous items are not permitted.
* Guests must not tamper with smoke alarms, fire extinguishers, or other safety equipment.
* Any call-out charges resulting from misuse of fire safety equipment will be charged to the guest.
11 Pets (only permitted in the cottage). No pets are allowed in cabins
* Guests bringing pets must ensure they are supervised and do not cause damage or excessive noise.
* Guests are responsible for cleaning up after their pets.
* Any pet-related damage or additional cleaning will be charged accordingly.
12. Liability
* Guests use the properties, grounds, hot tub, and all facilities at their own risk.
* Lazy Lobster accepts no responsibility for loss, theft, damage to personal belongings, injury, accident, or illness unless caused by proven negligence.
* Guests are responsible for ensuring they are medically fit to use the hot tub.
13. Right to Terminate Stay
The Lazy Lobster reserves the right to terminate a booking without refund if guests:
* Breach these Terms & Conditions.
* Cause damage to the Property.
* Engage in illegal activities.
* Cause nuisance, disruption, or safety concerns.
14. Additional Cleaning Charges
Where a cabin is left in an excessively dirty condition requiring cleaning beyond standard turnover cleaning, additional cleaning charges may apply.
16. Agreement
By staying at The Lazy Lobster, guests acknowledge that they have read, understood, and agree to abide by these Terms & Conditions.
